Some common problems with tiled roofs are:
Problem : Loose ridge and hip caps, and or cracked pointing mortar.
Loose ridge and hip caps can be blown off in strong wind gusts. This is the most critical and important part of a tiled roof, and the most common area where damage occurs in storms.
Causes:- Movement from temperature change (roof materials expand when hot, contract when cold). This is an on-going occurance every day (ie. temperature change between day and night).
- Movement from house frame flexing.
- Movement from ground shifting.
- Roof moves more than any part of the house.
Solution: Re-Bed the caps.
Rebedding the caps means removing the caps and all the old bedding concrete. Then we lay a new 3:1 sand / cement mix, and reset the caps. After this we then apply 'Roofbond' flexible pointing mortar at 3-5mm thickness on the outer edge of the bedding cement, and across the top of the caps where they over-lap (the "collars").
Benefits:
- Safe in even the most violent weather.
- Sealed and leak proof around the ridge and hip areas.
Problem : Broken and cracked tiles.
Cause of leaks - both noticeable and unnoticeable.
Causes :- External forces - eg. People walking on the roof in the wrong way, tree branches falling onto the roof, hail stones.
- Movement from extreme temperature change, house frame flexing, ground moving.
- Tile clips being too tight.
- Tiny hairline cracks that were there since the tiles were made that then later "open up".
Solution : Replace the broken tiles.
Benefits:
"Peace of mind" from knowing your roof won't leak.
Problem : Protective Coatings worn off.
U.V rays from the sun cause damage to the coating. The Queensland sun is extremely harsh on coatings and because your roof is constantly in the sun (as opposed to a wall, for example, which may only be in the direct sun for a few hours per day) "weathering" from wind, rain, storms etc also takes it's toll on the tiles protective coating. Concrete tiles begin as bare concrete, then an oxide slurry coat is applied, this is the coat that contains the colour and then finally a clear glaze is applied to the tile surface. As the clear coatings have no U.V stability, the sun breaks them down very quickly and it only takes between 5 and 9 years on average for the protective glaze to wear off. The oxide coat is exposed and goes chalky very quickly once exposed and literally washes off over time.
Causes:
- U.V rays from the sun.
- "Weathering" from wind, rain, storms etc.
Concrete is porous. The more exposed concrete becomes, the more porous it becomes. This means that as your tiles become more and more bare, they are absorbing more and more moisture, this ads weight to your homes frame. This promotes a damp environment for lichen and other forms of fungus and mould to thrive in and makes the home look "unsightly".
Solution:
We blast off the old oxidised coating, then apply a good quality sealer / primer. Finally we apply two thick coats of a good quality accrylic membrane roof coating. Our suppliers, "Shieldcoat", have a range of premium quality roof sealers / primers, and accrylic membrane roof coatings designed especially for our harsh climate.
Recommended products :
- Shieldcoat Shieldseal W or Shieldseal T sealer / primer.
- Shieldcoat Roofbond accrylic membrane for the top coats.
Problem : "Unsightly" mould and lichen growth on the roof surface
Mould and lichen spores are blown onto your roof, then porous tiles that have lost their protective glaze absorb moisture both from the rain, and from dew that settles on the roof at night. This damp surface allows mould and lichen to thrive, eventually to the point that it seriously detracts from the appearance of your roof.
Solution:
We blast off the old oxidised coating and then apply a good quality sealer / primer. We apply two thick coats of a good quality accrylic membrane roof coating. This coating will not alloe moisture to absorb into the surface, therefore it is an atmosphere where mould and lichen find it very difficult to grow. Good quality roof coatings also contain anti-fungal properties to repel mould and lichen. The smoothness of the new coatings means they are "self cleaning" in that dirt washes off easily.
Recommended products:
- Shieldcoat Shieldseal W or Shieldseal T as a sealer / primer.
- Shieldcoat Roofbond accrylic membrane for the top coats.
